  • The contents. Years of life accumulated — and post-Brexit VAT and customs make shipping it home pointless. Better to sell what's of value, give away the rest.
  • The car / scooter / boat. Spanish-registered, in your name. You can't drive it back, and selling it without DGT paperwork is a nightmare.
  • The comunidad de propietarios. Owed fees, derrama (special levies), keys to hand back, water and electricity contracts to close.
  • Padrón & residency cancellation. Baja del padrón, S1 form for NHS, tax exit — the Spanish admin no one warns you about.
  • The flight is booked. Six weeks, maybe four, maybe two. You can't do all this and pack and say goodbye.
  • You want money in the account, not a storage bill. Storing furniture indefinitely in Spain or shipping it home — both cost more than the furniture is worth.

What British heirs and owners often ask us.

How much does a house clearance on Gran Canaria cost?

A 60–80 m² apartment typically falls between €1,800 and €3,200 — depending on floor, lift, rubbish volume and condition. We purchase the valuable items and offset them against the clearance fee, so in most cases no net cost remains for you, and in many cases there is a payout to your estate account. You receive the fixed quote in writing before we start.

How long does the whole process take?

From the first call to the handover of keys, expect 2–4 weeks. The on-site survey happens within 5 working days, the written quote reaches you 24 hours later, and the clearance itself takes 1–3 days depending on size. Once probate and powers of attorney are sorted, we're off.

Do we need to fly out to sign anything?

In most cases, no. Powers of attorney can be issued by a UK notary (with apostille), agreements are signed by email. For the formal acceptance of inheritance, one short on-site visit may be needed — we coordinate it with our partner solicitors so you spend at most a single day on the island, often none at all.

What do you purchase — and how is it valued?

We purchase antiques, gold jewellery, coins, watches, art, designer furniture, tools, vintage collectibles and vehicles (cars, scooters, boats). Jewellery is tested with calibrated gold scales and acid testing; larger items by external appraisal when needed. You receive a written offer with itemised lines — no lump sums, everything transparent.

We don't have the Spanish probate certificate yet — can you still start?

Partially yes. A clearance up to handover to landlord or bank is often possible via power of attorney. For purchase and resale of valuable items we need the Spanish probate certificate or European Certificate of Succession. We can introduce you to our English-speaking probate lawyers on Gran Canaria — they know the post-Brexit procedure and speed it up considerably.

Are you insured? What if something is damaged during the clearance?

Yes — we hold a public liability insurance policy with AXA Seguros at a high cover limit, covering all risks relevant to our work (clearance, transport, damage to the building, loss of valuable items during processing). We're happy to send the current policy certificate by email before the contract starts. Any damage caused by our team is settled directly via AXA — you don't have to lift a finger.

How do you handle the post-Brexit complications (TIE, 90/180 days, repatriation)?

We know the post-Brexit rules. UK heirs no longer need a Spanish NIE/TIE to inherit, but they do need a Spanish probate process and the Certificado de Últimas Voluntades. The 90/180-day Schengen rule means UK heirs cannot stay long-term on the island to deal with it themselves — which is exactly why we exist. For repatriation of items to the UK, VAT and customs apply, so we usually recommend selling locally and transferring the proceeds. We handle the entire chain.

Will we receive a proper invoice for our probate file?

Yes. You receive a fully compliant Spanish invoice (factura) with VAT shown — and beneath each line item a courtesy English translation, so you, your co-heirs and HMRC can see exactly what each amount is for.
